Feilden+Mawson has played a key role in the regeneration of Hillington Square Estate, delivering multiple phases of refurbishment and new development to revitalise this important community in King’s Lynn. The project began with the award-winning refurbishment of Phases 2-4, followed by the renewal of Phase 5 and proposals for a new mixed-use development that will complete the estate’s transformation.
A central part of the masterplan was integrating the underutilised Providence Street Community Centre into the redevelopment, bringing new life to the site. The new scheme enhances connections between residential areas and the Grade II Listed All Saints Church, creating a vibrant community hub with improved public open spaces. A pedestrian and cycle boulevard runs through the centre of the estate, strengthening links with the wider neighbourhood and increasing footfall to key community spaces.
The refurbishment of existing dwellings brought homes up to Freebridge Community Housing Standards, significantly improving energy efficiency with upgraded fabric and utilities. The new-build homes, designed to exceed National Space Standards by 10%, follow Passivhaus principles for outstanding energy performance. Thoughtful design elements such as ground-level entrances, improved natural surveillance, and private balconies provide both security and comfort for residents.
A 100% social housing scheme, Hillington Square has been widely recognised for its impact. Phases 2-4 won the Regeneration category at the RICS Awards in 2019 and were shortlisted in the Residential category, demonstrating the project’s success in delivering high-quality, sustainable homes for the community.
